PROJECT SNAPSHOT:
510 Collective
Waco, McLennan County PACE Program
Beautiful historic downtown buildings are vacant or
underutilized across Texas because the expense of bring-
ing them back to life has been insurmountable without
PACE financing. Waco has benefited from 5 PACE projects
under the McLennan County PACE program including
the 510 Collective, a project that combined three “main
street” buildings, including a historic theater, into an
office complex.
This project demonstrates that PACE financing works
for historic downtown retail buildings. PACE financing
enabled the replacement of the antiquated chiller with a
modern HVAC system, the installation of all LED lighting,
the addition of building controls and automation, up- n TX-PACE Financing: $2,442,814.92
